Job Summary:
The Investment Analyst will play a key role in evaluating and analyzing real estate investment opportunities to support the company’s growth and profitability. This individual will conduct market research, financial modeling, and due diligence to assess the viability of potential acquisitions, developments, and dispositions. The ideal candidate will have strong analytical skills, a deep understanding of real estate markets, and the ability to communicate complex financial data effectively.

Key Responsibilities:
1. Market Research and Analysis:
- Conduct in-depth market research to identify trends, opportunities, and risks in the real estate market.
- Analyze demographic, economic, and competitive data to assess market conditions.
- Monitor and report on industry trends, regulatory changes, and macroeconomic factors affecting real estate investments.

2. Financial Modeling and Analysis:
- Develop and maintain detailed financial models to evaluate investment opportunities, including cash flow projections, IRR, NPV, and sensitivity analysis.
- Perform valuation analyses using methods such as discounted cash flow (DCF), comparable sales, and cap rate analysis.
- Assess the financial performance of existing assets and portfolios.

3. Due Diligence:
- Conduct due diligence on potential investors.
- Collaborate with legal, tax, and operations teams to ensure thorough evaluation of investment opportunities.
- Prepare investment memoranda and presentations for internal and external stakeholders.

4. Investment Recommendations:
- Prepare detailed reports and presentations to support investment decisions.
- Present findings and recommendations to senior management and investment committees.
- Assist in structuring deals and negotiating terms with sellers, brokers, and partners.

Qualifications:
Education:
- Bachelor’s degree in Finance, Real Estate, Economics, Business, or a related field.

Experience:
- minimum 1 year of experience in real estate investment analysis, private equity, or a related field.
- Proven experience in financial modeling, market research, and due diligence.

Skills:
- Advanced proficiency in Microsoft Excel and financial modeling.
- Strong analytical and problem-solving skills.
- Excellent written and verbal communication skills.
- Knowledge of real estate valuation methods and investment metrics (e.g., IRR, NPV, cap rates).
